How to use this book

Subcontract prices for ESC’s self-performed scope, quoted to the general contractor or owner. Carry the typical number at bid time, then send drawings for a firm quote.

  1. Find the item

    Items are grouped by system and keyed with a stable ID (for example SPL-PILE). Featured assemblies price the most common complete scopes in one number.

  2. Measure the way the unit says

    SF is wall face area, top to tip; LF is drilled or installed length; VF is vertical foot of excavation; EA is each complete item. Measurement notes sit under each item.

  3. Add mobilization once

    Add one mobilization per rig per continuous visit. Local mobilization applies within 60 miles of the ESC yard in Millis, MA.

  4. Apply adders only where they apply

    Rock, limited access and night work are adders on the affected items, not the whole job.

  5. Carry the typical price

    The typical price fits the usual New England job. The range covers ground, access and quantity. Small jobs are subject to the minimum charge.

How the table is built · worked example
  • Plan size is the clear inside dimension of the box. Pick the plan size and excavation depth; the price covers mobilization, stamped design, piles, lagging and bracing.
  • Groundwater below subgrade or pre-drained by others; lagging is not a water cut-off.
  • Soldier piles at 7 ft centers or closer, with a pile at every corner; toe = max(8 ft, 0.6·D) below subgrade in soil.
  • Brace frames: first level about 3 to 4 ft below top, then 9 ft vertical spacing or less. Corner braces up to 20 ft sides; one cross strut per extra 20 ft.
  • Piles in soil; rock at the ADD-ROCK / DS-SOCKET-ROCK rate as encountered.

  • Cage weight ~66 lb/ft at 36 in (ESC's 2026 carport cages), scaled by diameter, over pier depth + 1 ft; the cage schedule on the drawings governs and is re-priced at quote.
  • Anchor rods and setting templates furnished by others, set by ESC.
  • Spoils placed beside the hole or at an on-site stockpile; off-site disposal on request.

General Conditions of the ESC Unit Price Package (current-scope edition)

These conditions apply to every price in this book and to any quote that refers to it. Where a project quote from ESC says something different, the project quote governs.

1. What these prices are

  • Sub-scope prices to the general contractor or owner. Earth Support Corp. (ESC) is a specialty earth-support subcontractor. Each price covers ESC's installed scope only. It is not a prime bid.
  • Scope of this edition. Drilled soldier piles and timber lagging; braced pits and shored boxes; soil nails; rock anchors and rock dowels to about 20 ft; pit-and-pour underpinning; drilled piers 18 to 42 in. diameter to 20 ft, including carport, BESS and substation piers; ground checks (rock probes, test shafts, load tests); emergency shoring response; and T&M work. Work outside this list is quoted per job.
  • Budget-firm, with the ESC 3-Day Quote. Use them to carry our work in your bid without waiting for us. Once you send the drawings, borings and bid form, we confirm the quantities and conditions in a firm quote within 3 business days. We hold the book price for that confirmation unless the conditions fall outside the price basis in Section 3.
  • Unit prices are the change-order basis. Added or deleted quantities of the same work under the same conditions are paid at the book unit price. If the final quantity of an item moves more than 25 percent above or below the quoted quantity, either party may ask to re-price that item. This matches the "significant change" standard on federal-aid work.
  • Valid for 90 days from the issue date printed on the cover. Each price change raises the revision number.

2. What every price includes

  • ESC's supervision, crew and equipment for the item, working 7:00 am to 3:30 pm, Monday to Friday.
  • Mobilization is a separate line. One mobilization covers one continuous visit of one spread. When a bid form has no mobilization line for our work, spread our mobilization over our unit items (see Section 8).
  • Standard tooling, consumables, fuel and small tools.
  • Quality records. Drilling and installation logs for every element, grout and concrete delivery tickets, stressing and test records, and daily reports.
  • Safety program. A site-specific activity hazard analysis, a designated competent person on site, and the ESC Safety and Health Program. Excavation work follows OSHA 29 CFR 1926 Subpart P. Drilling follows the OSHA silica standard (29 CFR 1926.1153).
  • Dig Safe notification for ESC's own drilling locations.
  • Prevailing-wage labor with weekly certified payroll where the work requires it (Section 5).
  • Massachusetts sales and use tax on materials ESC buys. Tax-exempt owners provide the exemption certificate (Form ST-5C for contractors in Massachusetts).

3. Price basis: the conditions behind every number

Book prices assume:

  • The ground is as shown in the project borings: soil that ESC's standard tooling can advance, with no rock, boulders or obstructions within the design depth unless an item says otherwise.
  • A stable, level working platform and access for the drill rig and delivery trucks within reach of the work. This includes lay-down space and overhead clearance from power lines.
  • Layout from the GC's control lines and offsets.
  • Dry holes, or groundwater that ESC's own sump pumping can handle.
  • Clean, non-hazardous soils.
  • Continuous work once ESC mobilizes, at normal production.

When a condition changes, the matching adder or unit item in this book applies. When a condition is outside anything in this book, we quote it.

Definitions we measure by

  • Rock. Material that ESC's soil tooling will not advance, which needs coring, rock auger or down-the-hole hammer tooling. It is measured from the top of rock on the ESC drilling log for each element and agreed with the GC's representative each shift.
  • Obstruction. A buried object that drops our rate of advance below 10 percent of the average rate in that stratum, or below 0.5 ft per hour. The obstruction ends when the advance returns above 20 percent of the average. This follows the RIDOT drilled-shaft definition. Obstruction time is logged and countersigned each shift.
  • Differing site conditions. Conditions that differ materially from the contract documents or the borings are paid at the book unit prices and adders. If those do not fit, they are paid at T&M rates.

4. Standard exclusions

Unless an item or quote includes them, the following are by others:

  • Permits, licenses and fees for the project, including street-opening, conservation, wetland and discharge (NPDES / RGP) permits.
  • Survey, layout, as-built survey, and pre- and post-construction condition surveys.
  • Utility location beyond Dig Safe. This includes private utilities, test pits to expose utilities, and relocation or support of utilities.
  • Excavation, backfill and compaction, except the drilling spoils from ESC's own holes. Mass excavation inside a braced pit or soldier-pile wall is by the GC, in lifts coordinated with our lagging and bracing.
  • Off-site haul and disposal of spoils, which is carried as an allowance line when needed.
  • Any handling, testing or disposal of contaminated or regulated soil or groundwater. If we find such material, ESC stops that work until the owner directs how to proceed.
  • Dewatering beyond sump pumping inside ESC's own excavation support. Wellpoints, deep wells, water treatment, frac tanks and discharge sampling are by others.
  • Design and PE stamp, unless the design-build option (Section 9) is carried.
  • Independent testing and inspection. This covers the testing lab, concrete cylinders, CSL testing by an agency, and special inspections.
  • Vibration, noise and movement monitoring, and instrumentation.
  • Payment and performance bonds. These are available, with the surety's premium added at cost.
  • Winter protection (heat, blankets, enclosures), unless the cold-weather adder is carried.
  • Obstructions and rock beyond what an item states. These are paid at the obstruction and rock rates in this book.
  • Cranes, hoisting and access equipment for work not done by ESC's own equipment.
  • Traffic control, police details, flaggers, and railroad flagging and protective insurance.
  • Removal of existing structures, pavement and foundations above or in the work zone.
  • Concrete pile caps, footings, structures, connections and anchor rods, unless listed.
  • Site restoration beyond ESC's own work area.
  • Liquidated damages beyond ESC's subcontract value and ESC-caused delay.

5. Labor and prevailing wage

  • Massachusetts. Public work is paid at the prevailing wage (M.G.L. c.149, §§26–27H), with weekly certified payroll.
  • Rhode Island. Public work follows R.I. Gen. Laws §37-13.
  • Connecticut. Public work follows C.G.S. §31-53.
  • Maine. State-funded work over the statutory threshold follows 26 M.R.S. §§1304–1315.
  • New Hampshire. There is no state prevailing-wage law. Davis-Bacon rates apply on federal-aid work.
  • Federal-aid work anywhere is paid at Davis-Bacon rates.
  • Private work is priced on the same schedule unless a quote says otherwise.

We do not charge for weather days. The schedule extends by the days lost.

7. Minimums, escalation, payment and changes

  • Minimum charges. Each item has a minimum shown on the price schedule. A job below the minimum is billed at the minimum. T&M call-outs carry a 4-hour minimum.
  • Escalation.
    • Prices are held for 90 days.
    • Steel is escalation-sensitive: H-piles, walers, casing, bar and rebar. If the supplier's price for material in a quoted scope rises more than 5 percent between the quote date and the purchase order, the material portion adjusts at documented cost. Price decreases pass through the same way.
    • If the owner's contract carries a steel or fuel price-adjustment clause, as MassDOT contracts do, ESC's share of that adjustment passes through to ESC.
  • Payment terms.
    • Mobilization is invoiced when ESC arrives on site.
    • Work is billed monthly, or when each element is complete and inspected on short jobs.
    • Payment is due net 30.
  • Retainage. We accept retainage at the rate the prime contract holds on our work, typically 5 to 10 percent. We ask that it be released when ESC's scope is complete and accepted, not at project closeout.
  • T&M work.
    • Labor and equipment are billed at the T&M rates in this book.
    • Materials, rentals and outside services are billed at invoice cost plus 15 percent.
    • T&M tickets are signed daily by the GC's representative.
  • Changes.
    • Changes in quantity are paid at book unit prices, within the 25 percent band in Section 1.
    • Changes in conditions are paid at the adders.
    • Anything else is quoted before the work, or done on T&M when there is no time to quote.
  • Insurance. Certificates of insurance are issued on request, naming additional insureds as the subcontract requires.

8. How to use this book (for estimators)

  1. Find the item on your bid form. Items are grouped by system and keyed with a stable ESC ID. Under each item the price schedule lists the MassDOT, NHDOT, RIDOT, MaineDOT and CTDOT pay items it matches, and its CSI section. Enter the ESC price against that item.
  2. Convert to the bid-form unit where needed.
    • Area. DOT support-of-excavation items pay per SF or SY of exposed face. Use SOE-FACE for these, or build the price from SPL-PILE and SPL-LAGGING. 1 SY = 9 SF.
    • Complete-shaft states. New Hampshire, Rhode Island and Maine pay a complete shaft per foot: use DS-SHAFT-COMPLETE. MassDOT and CTDOT split excavation from the finished shaft: use DS-SHAFT-SOIL, DS-CAGE and DS-CONCRETE. The CY per foot for each diameter is printed with the item.
  3. Place mobilization. Use the bid form's mobilization or equipment-mobilization item if one exists. Examples are MaineDOT 501.804, NHDOT 509.101 and CTDOT 0701099. Otherwise spread our mobilization over our unit items.
  4. Carry the ground risk you can see.
    • If the borings show rock within the design depth, carry the rock item for the depth shown.
    • If they show boulders or fill with debris, carry obstruction hours.
    • A pre-construction probe day (GC-PROBE-DAY) is usually the cheapest way to remove that contingency.
  5. Use the assemblies for quick numbers. The soldier-pile pump-station box, soil-nail wall, emergency response and carport pier tables are built from the unit prices in this book. An assembly marked budget is a standard configuration priced for carrying in a bid, not a design. Send the drawings and borings and we will turn it into a firm quote.
  6. Call us for a firm quote (ESC 3-Day Quote: firm price within 3 business days of receiving drawings, borings and the bid form) when:
    • the scope is over about $250,000;
    • it involves permanent work that ESC designs;
    • it involves a railroad, or work under or next to an occupied building with vibration limits;
    • the soils are contaminated, or borings are missing or more than about 100 ft from the work;
    • the excavation or pier is deeper than 20 ft, or the item is not in this book.

9. Design-build option

  • Who designs. ESC's licensed Professional Engineer partner, registered in the state of the work, designs the temporary or permanent system: support of excavation, braced pits, anchors or soil nails.
  • What you get. Calculations and stamped working drawings, with one round of responses to reviewer comments.
  • How it is priced. Design is priced as ENG-SOE-DESIGN, and you may carry it inside the SOE item on your bid form.
  • When the design is by others. ESC builds to the stamped design and does not warrant its adequacy.
